Strategic $17.5M investment expands joint portfolio amid soaring demand in Marathon’s high-barrier-to-entry market

MARATHON, Fla., Aug. 21, 2025 — An entity backed by Principals of Moses Tucker Partners (MTP), led by Chris Moses, Principal, President, and Chief Executive Officer at MTP, has executed a joint venture with Equity Partnership Holdings (EPH) through the $17.5 million acquisition of a premier waterfront property in the Florida Keys. The 7.23-acre asset, located along US Highway 1 in Marathon, offers direct Gulf of Mexico access, a built-in marina, and commercial frontage, making it one of the most desirable investment opportunities in the region.
Positioned in a high-barrier, supply-constrained market, the property benefits from exceptional visibility, long-term value potential, and an ability to meet critical housing and community needs. Marathon, one of the fastest-growing submarkets in the Keys, is experiencing record-low vacancies, no new housing deliveries since 2022, and sustained demand from both residents and the region’s thriving tourism and marine economy.
