The Promenade at Chenal

In 2019, The Promenade at Chenal, one of Arkansas’ premier retail centers, faced significant challenges. Occupancy had dropped to approximately 60%, and the center struggled to maintain its status as a top-tier shopping destination. With a need for strategic intervention, Moses Tucker Partners (MTP) was brought in to assume the leasing role and revitalize the property. Leveraging their extensive retail and property management experience, the MTP leasing team led a disciplined and visionary approach to reposition The Promenade. Their strategy focused on:

-Attracting and securing a dynamic mix of national and local retailers to enhance the tenant mix.

-Strengthening the center’s reputation as Arkansas’ premier retail destination.

-Supporting tenant expansions to reinforce long-term stability and growth.

Under MTP’s guidance, The Promenade’s occupancy surged past 90%, marking a dramatic turnaround. The center successfully attracted high-profile national and regional tenants, including Apple, Lush Cosmetics, Fringe Clothing, Sephora, Urban Outfitters, Sullivan’s Steakhouse, and Sissy’s Log Cabin. Established brands such as Lululemon and Gearhead Outfitters also expanded their footprints, further solidifying The Promenade’s status as a premier retail hub. The revitalization efforts culminated in The Promenade’s $73 million acquisition by Tanger in early 2025, reinforcing the value created through MTP’s strategic leasing and property management expertise.
