Moses Tucker Partners Announces Downtown Little Rock Acquisition and Arkansas Baptist College Housing Partnership

An entity led by Chris Moses, Principal, President & CEO, acquired the former La Quinta Inn & Suites for $7.8 million to expand student housing at Arkansas Baptist College



LITTLE ROCK, Ark., August 17, 2026 — 617 Broadway, LLC, an entity led by Chris Moses, Principal, President, and CEO at Moses Tucker Partners (MTP), today announced the $7.8 million acquisition of the former La Quinta Inn & Suites at 617 S. Broadway Street in downtown Little Rock, and a new long-term partnership with Arkansas Baptist College (ABC) to transform the property into student housing. George Friedmann, Principal & Vice President of Development at MTP, acted as lead broker for the transaction.

 

Located approximately one mile from the ABC campus, the 12-story property includes 261 rooms, structured parking, and extensive common areas. The adaptive reuse significantly expands the College’s student housing capacity while creating dedicated spaces for studying, dining, recreation, and student programming. Students have already begun moving into the property for the 2026–27 academic year.

 

“This acquisition is an investment not only in Arkansas Baptist College and its students, but also in the continued momentum of downtown Little Rock,” said Moses. “By giving an existing downtown property a new purpose, we are helping the College meet an immediate need for student housing while bringing new activity and investment to the Broadway corridor.”

 

The property was sold by OM Little Rock, LLC, and provides Arkansas Baptist College with a timely and cost-effective alternative to ground-up construction, allowing the College to expand its residential capacity while preserving resources for its broader academic mission. Planned improvements to the property will create a modern residential environment designed to strengthen student life, recruitment, and retention.

The acquisition comes at a time of renewed energy and investment across downtown Little Rock, as public and private stakeholders continue to reinvest in existing properties, pursue new development, and expand residential and commercial activity in the urban core. The transformation of the former hotel into student housing demonstrates the role adaptive reuse can play in that revitalization.

 

For Moses, the project reflects a longstanding commitment to downtown Little Rock and a broader strategy of identifying opportunities to reposition existing real estate in ways that create lasting economic and community value.
